EPC (Energy Performance Certificate)

An EPC is legally required prior to letting your property. EPC's are valid for 10 years.

EICR (Electrical Installation Condition Report)
from  £200  plus VAT
Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, are new mandatory regulations where landlords are required to have their electrical installations inspected and tested by an NICEIC registered contractor at least once every 5 years.

Gas Certificate
from £90 plus VAT
Landlords are required to make sure gas equipment they supply is safely installed and maintained by a Gas Safe registered engineer. An annual gas safety certificate will need to be issued to the tenants before they move in.
Inventory Report
from  £140 plus VAT 

Rentlet highly recommend creating an inventory report by a 3rd party clerk on the day of move in. To resolve any disputes at the end of the tenancy.

Check-in/ Check-out Report

Visiting the property with the new tenant(s) to make sure they agree with the property’s condition (the ‘check-in’); and recording the condition of the property when the tenancy ends in order to identify what has changed (the ‘check-out’).
